Selling Property
How can I compare proposals from different agents?
Compare the proposed service, marketing plan, communication, contract terms and evidence behind the agent’s recommendations—not just the suggested asking price. Have a lawyer review any agency agreement before signing if its terms are unclear.
Compare like with like
Ask each agent to set out the proposed scope: preparation advice, photography, listing channels, handling of enquiries, viewing arrangements, feedback and reporting. Clarify who will be your day-to-day contact and how often you can expect updates. Ask what information or access they need from you.
Request the reasoning behind each suggested asking approach, including the comparable properties or other evidence considered and how differences were accounted for. A suggested figure is an opinion, not a guarantee of a sale price or timescale. Ask how the agent would review the strategy if buyer response is limited.
Read the proposed terms
Compare the agreement’s duration, exclusivity, termination process, authority to advertise, treatment of leads and any costs or commission wording. Do not assume terms are standard or that verbal assurances override the written agreement. Ask for all material promises and arrangements in writing.
Check how offers will be communicated, whether the agent will verify a buyer’s position, and what support is included after an offer is accepted. Consider whether the agent understands your property’s location and likely buyer questions. If legal, tax or contractual questions arise, consult a qualified Greek lawyer or accountant as appropriate. Choose the proposal that is clear, evidence-based and workable for you, rather than relying on confidence or an unsupported promise of a particular outcome.
