Residency & Relocation

How should I organise care of a home between seasonal stays?

Agree a property-specific absence plan and a clear contact route for issues discovered while you are away.

Create a property-specific absence plan

List the systems that need attention while the home is empty: water, electricity, security, ventilation, outdoor areas and any pool or specialist equipment. Ask appropriately qualified technicians what settings and maintenance are suitable for the actual installation. Do not apply a neighbour’s shutdown routine to equipment with different requirements.

Agree who will inspect the property, what they should record and how they will report concerns. Provide secure access arrangements and identify a backup person. Keep keys, alarm details and personal documents restricted to those who genuinely need them.

Define authority before a problem

Specify which actions the caretaker may take, when they must seek approval and which tradespeople should be contacted. Keep a dated visit log and photographs where useful. Check your insurance policy with the insurer for any absence-related obligations rather than assuming occasional visits are enough.

Review the plan before every departure and arrange a return check before you arrive. Seasonal property use does not resolve residence or tax questions: verify current immigration guidance through official Greek government sources and obtain professional tax advice as appropriate.

Practical considerations

  • Document systems and maintenance needs.
  • Agree inspection and reporting arrangements.
  • Define authority for urgent repairs.
  • Check absence provisions with your insurer.
