Rentals & Property Management
How should cleaners and maintenance staff avoid getting in each other’s way?
Agree a room-by-room work sequence and appoint someone to release areas for final cleaning. Maintenance activity should not silently undo completed turnover work.
Sequence the work around dependencies
List repairs that create dust, require access behind furniture or interrupt water and electricity. Schedule these before final cleaning wherever practical. The manager should tell both teams which rooms remain active work areas and which are ready for finishing, rather than expecting staff to negotiate priorities on arrival.
Use clear handover signals
A contractor finishing a task should report the outcome, remaining restrictions and any waste or materials left behind. Cleaners need to know when a room can be entered safely and whether surfaces or equipment require special treatment. Only a qualified person should confirm that a technical hazard has been resolved.
Protect the final readiness check
If new work becomes necessary after cleaning, reopen the relevant area on the task record and arrange a fresh check. Do not retain a completed status simply because the original cleaner has left.
Give one coordinator responsibility for deciding whether the property can be released for guests. Where the work cannot be completed safely within the booking arrangements, escalate to the owner or booking team rather than concealing the conflict or rushing an unsafe handover.
Practical considerations
- Schedule disruptive work before final cleaning.
- Mark active and cleared rooms.
- Recheck areas after late repairs.
- Name the person authorising guest readiness.
