Buying Property
How should I prepare for buying a property remotely?
Arrange independent inspection, reliable document access and clearly limited representation before making a remote commitment. A live video viewing can inform your decision but cannot replace legal or technical due diligence.
Separate viewing from verification
Ask for a live walkthrough of the actual property, including approaches, adjoining areas, service equipment and less photogenic spaces. Request current photographs and plans with the property reference clearly identified. Recorded marketing material may not show present condition or everything you need to assess.
Instruct an independent engineer directly and agree access, reporting and follow-up questions. Your lawyer should receive documents through an organised route and explain important findings in a language you understand. Ask how any translations will be checked.
Control authority and payments
If someone will sign or act for you, have your lawyer and notary confirm the appropriate form and scope of authority, including any authentication requirements. Distinguish authority to collect documents from authority to agree terms or transfer money.
Use a secure document folder, a written decision log and independently verified payment details. Agree how urgent changes will be confirmed across time zones. Before committing, identify which matters remain unverified and whether a personal visit would materially change your understanding of the home or its setting.
Practical considerations
- Commission independent on-site checks.
- Confirm the exact property in every document.
- Limit representation to agreed purposes.
- Verify changed payment instructions by a trusted route.
