Buying Property

How should I check a parking space and storage room attached to a listing?

Inspect the exact parking and storage spaces and ask your lawyer how each is documented. A nearby space or a seller’s established habit does not establish an exclusive right that transfers with the home.

Identify the spaces on site

Ask the agent to point out the particular bay and storage room, not an example elsewhere in the development. Check access routes, gates, doors, lighting and whether a vehicle can manoeuvre comfortably. For storage, consider ventilation, moisture, security and the route for carrying belongings.

Record identifying numbers or markings and compare them with the available plans. Ask whether another occupier shares access, uses part of the space or keeps equipment there. A key handed over during a viewing is not evidence of ownership.

Verify what is included

Have your lawyer establish whether the spaces are separately owned, associated with the home through documented rights, shared or provided under some other arrangement. An engineer may need to clarify discrepancies between plans and the physical layout.

Confirm that the proposed transaction documents describe the intended inclusion accurately. Ask about upkeep and shared charges, and verify any restrictions on storage use, enclosure or alterations. Do not assume a storage room can lawfully become living accommodation or that a parking bay can be built over.

Practical considerations

  • Inspect the exact numbered spaces.
  • Test practical access and manoeuvring.
  • Verify the nature of the documented rights.
  • Confirm inclusions in the transaction documents.
